This phase marked our transition from builder to construction manager in practice, applying structured controls to protect schedule and budget.

For ground-up and institutional projects, success is determined long before mobilization. Our role expanded to include:

By identifying risks early, we reduce delays, manage agency approvals, and improve cost certainty.

Construction Management as a Service

Focus: Owner representation and outcome alignment

In construction management roles, we act as the owner’s representative — ensuring all parties remain aligned to project objectives.

Our responsibilities include:

  • Schedule governance and milestone tracking

  • Budget stewardship and forecasting

  • Contractor and consultant oversight

  • Quality assurance and documentation

  • Risk mitigation and issue resolution

Program management applies when multiple projects share funding (Bond), timelines, and performance goals. At this level, we provide:

  • Portfolio-level scheduling and coordination

  • Capital planning and funding alignment

  • Cross-project risk management

  • Executive-level reporting and controls

Decisions are evaluated not only for individual projects, but for their impact on the overall program.
